A six-story plain red brick façade walk-up building punctuated with Greek-style cast-iron lintels and windowsills, traditional wood frame floor structure laid into load-bearing masonry walls located in Alphabet City, underwent an exterior restoration. A co-op originally built in 1910. It was determined through a condition survey & assessment that the existing roof had reached the limit of its useful life and warranted full replacement. Reviewing the history of reported leaks and locations also lead to addressing general maintenance of the primary and secondary facades such as repainting of all cast iron elements, localized masonry reconstruction, repointing, and the application of a breathable coating at the rear façade.

Whilst undergoing roof replacement ongoing probes exposed deflected and split wood joists requiring the sistering of the existing with new laminated veneer lumber joists and recladding of the stairwell bulkhead.
